How quickly can you come out?

Small repairs typically schedule within one to two weeks. Genuine emergencies — active water intrusion, a door that will not secure — we will try to fit sooner.

Do you do plumbing and electrical?

Only work that does not require a licensed trade. Anything past that we hand to a licensed plumber or electrician, and we are happy to coordinate them.

A failed caulk joint, an unflashed penetration, or a gutter that overflows onto a wall costs very little to fix and thousands to fix late. A half-day of repairs on a maintenance list is the highest-return work we do for anyone.

Selling or buying a house

We work through inspection repair lists on a schedule that fits a closing date, and give you a single written quote for the whole list rather than making you chase five trades under time pressure.

Booked by the half day

Small work is scheduled in half-day and full-day blocks so you know what you are paying for. If your list turns out to be larger than a day, we will say so before starting rather than after.
