We keep what is worth keeping
Old-growth fir trim, leaded glass, and original hardware cannot be bought back once they are in a skip. We catalogue and protect what is original before demolition, repair rather than replace where it is viable, and reproduce profiles where something is genuinely gone.
Old houses hide their problems
Knob-and-tube wiring, undersized headers, failed foundation mortar, and previous owners' improvisations turn up constantly in houses of this age. We budget a contingency openly instead of quoting an optimistic number and issuing change orders later.
One project manager, one schedule
A whole-home renovation is a scheduling problem more than a building problem. Twelve trades have to arrive in the right order. You get one point of contact who owns that sequence, and a schedule you can actually read.
A 1913 house that had been badly modernised in the seventies. They catalogued the original fir trim before demolition, repaired what could be saved, and had the missing profiles milled to match. Standing in the front room now you cannot tell which pieces are new. That is the whole job, really.

- Can we live in the house during the work?
- Sometimes, for a phased renovation. For a whole-home project it is usually miserable and slows the work down. We will give you an honest recommendation rather than the one that makes the sale easier.
- Do you work on historic-designated homes?
- Yes. Designated properties and conservation districts carry extra review requirements, and we have gone through that process. It adds time to the front of the project, which we build into the schedule.
- How do you handle surprises?
- We carry a contingency, document what we find with photos, and price the correction before proceeding. You approve any change before we do the work — no discovery becomes an invoice you did not agree to.
