Tear-off, because you need to see the deck
Roofing over an existing layer hides whatever is wrong beneath it and shortens the new roof's life. We tear off, inspect the sheathing, replace what is soft, and start from a known-good deck. It costs more and it is the only version of the job worth buying.
Flashings and penetrations get the attention
Chimneys, skylights, valleys, and the point where a roof plane meets a wall are where roofs actually leak. We detail each one properly rather than relying on sealant, which is a maintenance item pretending to be a solution.
Ventilation keeps the roof and the attic healthy
A poorly ventilated attic cooks shingles from underneath and condenses moisture on the sheathing all winter. We check intake and exhaust ventilation as part of every replacement, because correcting it during a re-roof is cheap and afterwards is not.

Common questions
- How long should a roof last here?
- Architectural composite typically runs 25 to 30 years, cedar shake 20 to 30 with maintenance, and standing-seam metal 50 or more. Moss and shade shorten all of those, which is why our climate is harder on roofs than the warranty language suggests.
- Do I need to deal with moss?
- Yes. Moss holds water against the roof and lifts shingle edges. It is a routine maintenance item here, not a sign of failure, and treating it early is far cheaper than replacing early.
- Can you just repair one section?
- Often, yes, if the rest of the roof has life left. We will tell you honestly whether a repair is buying you five years or five months.
